Building in Canberra? Here’s What You Should Know

Thanks for reaching out. While we’re reviewing your enquiry, here’s a practical guide to the most common questions about building and renovating in the ACT.

  • Are you licensed to build in the ACT?

Yes — Sync Building Projects is fully licensed and insured for residential building in the ACT. We operate with full transparency and ensure every step meets ACT standards.
  • What’s the difference between Development Approval (DA) and Building Approval (BA)?

DA assesses whether your project meets planning rules (e.g. land zoning, setbacks, height). BA confirms the construction meets building codes and safety standards. Some projects qualify for exempt development, which means no formal DA is needed — but Sync will always check this for you.
  • How long do approvals usually take?

Straightforward BAs: usually 4–6 weeks. Projects requiring both DA and BA: allow 8–12 weeks, depending on complexity and council processing times. We’ll give you realistic timeframes from the outset and keep you updated every step.
  • Do I need an energy rating for my home?

Yes — all new builds and major renovations must meet minimum energy efficiency standards, including a 6-star minimum rating under the NatHERS scheme. We’ll coordinate this assessment for you.
  • What if my site has a slope, easement, or access issues?

We’re used to working with all kinds of sites. We’ll assess any constraints during the planning phase and factor those into the design and delivery so there are no surprises later.
  • Can you help if I don’t have plans yet?

Yes. Whether you have a rough idea or a full design, we’ll meet you where you’re at. If you need plans, we can recommend trusted designers we work with regularly and guide the process from concept to compliance.
  • Do I need approval before I start building or renovating in Canberra?

Yes — most projects require formal approval through the ACT Planning and Land Authority (ACTPLA). This could be a Development Application (DA), Building Approval (BA), or both, depending on the scope of your project.
  • Can Sync help with the approval process?

Yes — we manage the entire process, including working with certifiers, preparing documentation, and submitting plans for approval. We’ve done this many times and know the local system well.
  • What codes or standards do ACT homes need to follow?

All building work in the ACT must comply with: The National Construction Code (NCC), ACT Planning and Development Regulation, Local energy efficiency and bushfire safety requirements (where applicable). We work with licensed certifiers and engineers to ensure your project meets every requirement.
  • Can I build close to a boundary or neighbouring property?

That depends on the zoning of your block and what’s being proposed. We’ll check your Block and Section details, assess your site, and advise on what’s possible.
  • Do you work with private certifiers or ACTPLA?

We work with licensed private certifiers who know the ACT system well. This allows for faster approvals and clearer communication throughout.
  • What’s the best time of year to build in Canberra?

Canberra’s climate allows building year-round, but winter can bring delays due to rain and frost. We plan around seasonal conditions and advise the best start window based on your build type and location.
